btw, just my tot ...i got a feeling that with recent new rule that private pty owner cannot buy HDB resale flat..many of my private pty owner friends now rushing to buy private properties.

Going forward i foreseen HDB resale drop by 20%, but private resident properties will move uptrend by 10% after staying flat for a quarter...in short u are right a good year end rally...we share the same view..hehe.

UOL is going to launch Spottieswood Residence in mid-Nov. The mgmt is confident la cuz bought the enbloc site at a good price.

Oh wonderful....if UOL touches $5.00 i will let go and accumulate my fund to collect another FH pty in my portfolio, hehe...good luck to me.

I wish beri much to have both..but not enough bullets leh.

Btw, any good FH below 1 million to recommend.

I view Parc Imperial at pasir panjang 400 sf gg at $650k , studio unit...not favour.

Looking at east coast area....Bayshore balance 70 yrs ..not favour...
nevermind patience....Looking at showroom crowd, i expected private properties pricings will be running fast soon n hyperinflation is on the way soon...so how?

UOL GROUP - UOL Group said its third quarter net profit rose 18 percent to S$124.7 million, up from S$104.1 million a year ago, boosted by higher sales from property development.

The firm said it had a record quarterly revenue of S$345.2 million in the July-September period, up 7 percent from S$323.9 million a year ago.

Summary: UOL Group launched its freehold Spottiswoode Residences project last month. According to the Business Times, some 252 units have already been sold (72% project take-up). The Spottiswoode site was the last remaining site in UOL’s outstanding Singapore land-bank.

The GLS 1H2011 sites present UOL with an opportunity to carefully pick and choose future projects. With sustained conditions of high liquidity and cheap debt, we believe it is very likely that policymakers will implement further measures to regulate the residential market in 1H2011.

We prefer developers with strong balance sheets and those with balanced exposure to the property sector, which should buttress earnings and performance in a year of fairly high uncertainty for residential property.

Keeping these factors in mind, UOL is our top pick for the property sector in 2011. Maintain BUY with unchanged S$5.42 fair value estimate, at a 10% discount to RNAV.

UOL Group Limited (UOL SP, $4.49, NOT RATED)

UOL’s residential property launches this year have been very successful. 

Its latest rollout of 300 units at the Spottiswoode Residences achieved 86% sales at an ASP of nearly $2,000 psf. 

We expect new acquisitions in 2011, most probably from the Government Land Sales
programme. 

Trading at 0.8x P/NTA, valuations appear undemanding.
